Inside, guests will find spacious living and dining rooms with large windows facing the sea, a fully equipped modern kitchen, a TV room and an integrated music system throughout the social area. The entire house offers air conditioning, heating and Wi-Fi. Housekeeping service is provided five days per week and the property also has 24-hour central surveillance.
The accommodation includes 6 suites, each with a private bathroom and balcony and/or terrace access. Four suites feature king-size beds, while two suites offer two single beds each, allowing the villa to host up to 12 guests in comfort.

There are 6 bathrooms in total, all equipped with towels and toiletries. One includes a bathtub, shower, bidet and toilet, and the others offer modern walk-in showers with shampoo, toilet and towels provided.
The exterior is one of the most impressive features of the holiday home. The garden includes more than 150 species of fruit trees, centuries-old olive trees, palm trees, vines and aromatic plants. A dedicated outdoor cooking area offers both wood and gas barbecues, as well as a rustic wood-fired oven ideal for pizza nights. At the end of the garden, facing the sea, is a 15-metre pool with a terrace and a chill-out hut featuring a wooden deck, armchairs, rustic roof and Wi-Fi.
For guests who enjoy outdoor activities, the property provides seven bicycles and three kayaks, making it easy to explore the coastline and surrounding beaches. Restaurants, markets and the historic town of Denia are within easy reach, including Las Rotas Beach, Las Marines Beach, the Montgó Natural Park and the medieval Phoenician castle.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We cooked a lot and the outdoor wood oven was a hit. Fresh fish from the market, pizzas at night, breakfast by the pool. Garden lights made the place feel magical after sunset. Walked to Las Rotas Beach in the mornings. Bikes were handy too. The team answered every question fast and even arranged a chef for one night.

A peaceful break
Spent 10 days here with my parents and siblings. Plenty of privacy with each suite having its own bathroom. Evenings on the terrace were the highlight, especially with the breeze coming from the sea. Location is calm but still close to town for food and shops. Would happily stay again.

Sea views everywhere
The house feels bright and open, with views from nearly every room. Bedrooms are comfortable, AC works well, and the Wi-Fi even reached the pool hut. Loved the fruit trees and the smell of the garden in the morning. Beautiful stay.

Perfect for families
We came with two families and the setup was ideal. Big kitchen, outdoor oven for pizzas, bicycles for the kids, and kayaks to explore the water. Having the beach just below the garden was the best part. Peaceful evenings with the sound of the sea.

Loved the private beach access
We stayed a week in Denia and this villa was something else. Waking up, crossing the garden and going straight down the private steps to the sea felt unreal. The pool area and chill-out hut became our daily spot. Quiet, clean, relaxing stay. Would return.
