Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Loved how the villa felt private but still close to everything
We stayed for a full week and it genuinely exceeded what we expected. The upstairs bedroom with the jacuzzi had the nicest view I’ve woken up to in a while, and the balcony gave us a quiet place to read when the rest of the group was downstairs. Most days started with coffee on the terrace overlooking Costa Adeje, then we’d head out to explore different beaches - Fanabe was the easiest for us. Evenings we often cooked simple dinners in the modern kitchen and ate outside because the breeze felt great. One day we asked the agency for a transfer to Siam Park and they arranged it quickly, which saved us the hassle of parking. The pool lighting at night made the area look incredible, and we ended nearly every night there.

Great spot for an easy week away
We booked this villa for a quiet break and ended up using almost every space it had. The balcony off the main bedroom was our favourite spot for late-night chats, and the kitchen made cooking simple. One afternoon we walked down toward Chayofa for lunch and it felt close enough without being noisy. The infinity pool area was perfect around sunset.

An outstanding house in beautiful surroundings
An absolutely superb villa - beautifully presented and well equipped. The surroundings are also beautiful and views breath-taking. Villa provided everything we hoped for, and more - we simply couldn't fault it. Every room is well proportioned and finished to a very high standard, with quality fixtures, fittings and furniture throughout. The air conditioning is throughout the house and works brilliantly, which we found a real advantage in July/August. The pool, like the rest of the villa, are immaculate, and the views must be of the best on the island.

Perfect holiday
We had a fantastic stay in the houses. Everything was just perfect and we couldn't have asked for more! The property was clean and absolutely well maintained. Our group of 6 adults was very satisfied about all condition and location of the properties. If we had any questions or needed support it was easy to get in contact with the staff of the villas and they were always very helpful! The villa is built to a very high standard and offered everything we could wish for. The surroundings were stunning as well - We all spent hours looking in every direction and enjoying the magnificent views! Thank you for a wonderful holiday!

This house is absolutely fantastic! The views is breathtaking. We were 6 ladies with high expectations, and we were all satisfied. The bedrooms have a higher standard. We have an amazing party on a hired boat!!! I highly recommend this villa.

amazing villa
We were a party of 6 , stayed in this retreat for 5 nights in October. As soon as we walked in the front door we were so stunned by the views all around you and the size and scale of the property. This villa is gorgeous both inside and out and surpassed all expectations. Predrinks on the terrace watching the sunset was a particular highlight. Cannot fault this villa , or our dealings with TVO , a fabulous luxury experience.

A Masterpiece in Costa Adeje
As soon as you walk into this villa it is jaw dropping, every way you look has an unbelievable view either of the water or the mountains. Everything you could ask for in a holiday accommodation is here and then some, the rooms are all large and well equipped the pool and jacuzzi are fabulous. We always stay in villas nearer the beach and were worried about location, we therefore hired a car for the first time, we also used the taxi number left by the owner almost every night, having to wait no more than 10 mins for one to turn up. Definitely a villa we will rent again.

Unforgettable Views at this hideaway
We had an ace time we came here as couples all 6 of us loved it we was blown away when we arrived I dont think pictures do it any justice to be quite honest. We feel price was reasonable considering the standard of the place your staying in and I will miss not waking up with a cup of tea in my hand with the views from the terrace. We recommend you visit gran sur shopping centre not far walk from villa it had nice shops and restruants also a large supermatket that came in handy
