Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We travelled as a group of six and wanted somewhere peaceful but close to attractions, and this villa checked every box. Kids were in the pool from morning to evening, and the terrace was big enough for all of us to stretch out on the loungers. The kitchen had everything we needed, so we mostly cooked and used the barbecue at night. One afternoon we walked to Siam Park and spent hours there, then stopped by Siam Mall for snacks on the way back. Communication with the property manager was genuinely helpful too - they arranged an early bag drop and shared advice on Los Cristianos and nearby beaches. It felt like staying in a quiet corner of Costa Adeje but still having everything within minutes.

Great stay for a week in Costa Adeje
We stayed a full week, two couples plus one friend who used the sofa bed, and the layout worked really well for us. The open living area opened straight onto the terrace, so breakfast with the ocean view became the routine. On a couple of days we drove to Playa de Las Americas for the beach and a bit of nightlife, and another day we went golfing at Golf Las Americas which was only a few minutes away. Having Siam Mall so close meant we didn’t overpack since we could easily get everything we needed. The agency also sent us a small list of local tips before arrival, which helped us plan a few things.

Perfect spot near everything
We came for a short break with friends and honestly didn’t expect the villa to be this close to Siam Park and Siam Mall. We’d walk down for groceries or a quick bite, then chill by the private pool. The house felt modern and comfy, and having two full bathrooms plus a guest toilet made mornings smooth. We used the barbecue twice and ate outside until late because the weather stayed warm even in the evenings.

Loved the view from the terrace
We stayed here as a family of six and spent most afternoons by the pool because the view over Playa de Las Americas looked unreal. The walk to Siam Mall was super easy, so we grabbed food there a few times.

Beautiful villa and pool - set in a lovely quiet location and yet only a couple of minutes walk to the nearest supermarket, bars & restaurants. Would highly recommend this villa. Good service liked uk call centre and helpful pack with was emailed would recommend!

Amazing Holiday!
We stayed at this house in 6 people (4 adults and 2 kids). The property reflects exactly the photos and the description. Dominant position in a quiet area. I thank Alba for her availability and punctuality. Everything is magnificent and perfect. I highly recommend.
