Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We stayed here as a big family group and the villa really exceeded expectations. Mornings were all about coffee in the living room with those huge windows looking over the ocean. The annex worked great for a couple in our group who preferred more privacy. The agency helped with airport transfers and left a small welcome pack which was super handy. We spent warm evenings around the grill, enjoying the city lights below, and the heated pool became everyone’s favorite spot after long days exploring beaches, shops and the coast around Adeje.

A villa that made our holiday special
We were a group of eight and the space worked perfectly. The upper bedroom with the jacuzzi and huge views was a surprise highlight. One day we walked to Siam Park since it's just around the corner, and another day we relaxed by the warm pool. The kitchen was big enough for all of us to cook together, and evenings usually ended with a stroll through Playa de las Américas. It felt like everything we needed was right within reach.

Great spot for a chilled family week
We stayed a week with the whole family and really enjoyed the place. The heated pool was perfect after spending time at Playa del Duque and walking around Adeje. The terrace view over the ocean was our favorite spot every morning.

The perfect property
The location of the villa is very private and as soon as we walked in we knew we'd picked somewhere special. The villa is very comfortable. The kitchen is large and fully equipped, modern furniture, all the beds were comfy. One of the best features of the house is spectacular views over the ocean. It was an amazing experience and it's a great place to do some stargazing. I'm looking forward to returning again!

Totally recommended!
The villa exceeded our expectations and is even better than what we saw on the pictures. Francesca was super attentive and took care of all of our needs. The house is very big and spacious. The bedrooms are super comfortable and the bathrooms are super big and perfectly clean. The living room is lovely and nicely decorated and the terrace and garden are ideal to have beautiful family moments while having a BBQ or splashing into the swimming pool.The location was also great. We are surely coming back again to this villa in the future.
