Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We had a good time here. We were happy to be given the keys in person upon arrival, and afterwards the host was quick to answer our questions. It is a quiet area, close to everything you need. The kids loved the trampoline!

Beautiful villa in a fantastic location! Walking distance to shops, restaurants, beach and Siam Park! The villa has everything you need and was very peaceful. The private pool and trampoline was great entertainment for the kids. We had such a lovely stay and we hope to return soon.

Lively area outside, calm space inside, best of both worlds
We chose this villa because of the location and it really paid off. Days were busy and fun, beach in the morning, Siam Park one day, long lunches nearby another day. Coming back to the villa always felt calm despite being so central. Bedrooms were comfortable and having three bathrooms made sharing smooth. Evenings were usually pool time, then BBQ or a short walk to dinner. We appreciated how simple everything was, from check-in to daily life there. It felt like a place made for people who want to be out exploring but still enjoy having their own private space to reset.

A great base if you want to enjoy Playa de las Americas properly
We stayed for a full week and the location was honestly the biggest win. We walked everywhere, Troya Beach, Torviscas, restaurants, even quick supermarket runs. The villa was comfortable and practical, nothing fancy but everything worked as it should. Kitchen had what we needed and living space was nice for relaxing at night. Pool was clean and became part of our daily routine. Some days we went diving and jet skiing nearby, other days we just stayed around the villa. It felt easy and relaxed, no stress moving around or planning transport.

Easy, central and perfect for an active week
This place made our trip very easy. We were two couples and two friends and the layout worked well, everyone had their own bathroom which helped a lot. Mornings usually started with breakfast at the villa, then straight to the beach or Siam Mall. Pool area was used more than expected, especially late afternoon. Communication before arrival was clear and booking felt straightforward.

Everything was right outside the door
We stayed here as a family of six and barely used the car. Beach, shops, food places, all a few minutes away. Kids loved walking to Siam Park and back. The villa itself was simple and comfy, pool was perfect for cooling off after busy days. Evenings were chill, BBQ, quick swims, then out again.

The villa had lovely views
Really nice property- spacious and comfy. Lovely pool and sun loungers, good kitchen facilities, beds were comfy. The Villa was in a perfect location, 10 minute walk from the restaurant, 5 minute walk to the nearest supermarket.
