This holiday villa is located in the heart of Costa Adeje, just a short walk from Playa de las Américas, Siam Park and several popular beaches. Set in one of Tenerife’s most vibrant yet convenient areas, it offers an excellent balance between relaxation, outdoor living and proximity to attractions, restaurants and nightlife.
The accommodation is arranged over two main floors with an additional lower ground level and combines classic style with modern comfort. The ground floor welcomes guests into a spacious lounge area furnished with comfortable sofas, armchairs, a fireplace and a TV, creating a relaxing space to unwind. A second living area with a double sofa bed also opens directly onto the terrace. The indoor dining area comfortably seats up to ten guests and connects seamlessly with the outdoor spaces.
The fully equipped kitchen is ideal for self-catering stays and includes a coffee machine, teapot, blender, oven, fridge, freezer, dishwasher, microwave, juice squeezer, toaster and a small breakfast bar seating two guests. Patio doors provide easy access to the terrace and outdoor dining areas.
One large bedroom is located on the ground floor and is thoughtfully designed for accessibility. It features a double bed, an adapted en-suite bathroom and an exterior ramp entrance, making it suitable for guests with reduced mobility or those who prefer ground-level accommodation.
The first floor hosts three additional bedrooms, each with its own en-suite bathroom and private terrace. One bedroom offers two single beds that can be converted into a double, while the other two bedrooms feature double beds. All rooms are tastefully furnished to provide a comfortable and restful night’s sleep.
The lower ground floor includes an entertainment area with a table tennis table, making it a great indoor space for games or relaxing time for older children and teenagers.
Outside, the villa offers generous outdoor areas designed for enjoying Tenerife’s climate. Guests can relax on sun loungers and shaded daybeds, enjoy meals in the alfresco dining area, or make use of the barbecue and bar area for social evenings together. The private heated swimming pool provides a refreshing escape on warm days and is suitable for both adults and children. A covered car park is also available on site.
The location is a major advantage. Troya Beach and Siam Park are approximately a 5-minute walk away, Torviscas Beach and Playa de las Americas can be reached in around 7 minutes on foot, and Aqualand Costa Adeje is about a 15-minute walk away. A wide choice of restaurants is just moments away, including Bar Arepera – Las Rosas, Restaurante Pizzeria Tina, Pizza Snack, Restaurante El Gomero I and Salon Ucanca. Tenerife South Airport is approximately an 11-minute drive from the property.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
This villa was the perfect base for our Tenerife holiday. We barely needed a car because so much is close by on foot. The outdoor areas are designed for enjoying the sunshine, and the pool was a big hit with both adults and kids. Inside, the house is comfortable, clean and well equipped. We would happily stay here again with a group.

Great value near the beach and Siam Park
We chose this place mainly for its proximity to Siam Park and Playa de las Américas, and it didn’t disappoint. Everything is within walking distance, including beaches, shops and restaurants. The villa itself offers plenty of space, a great outdoor setup and a heated pool, which was perfect for morning swims. It’s not over-the-top luxury, but it offers excellent value for the location and size.

Ideal for families and mixed-age groups
This holiday home worked very well for our family, especially because of the layout. Having a ground-floor bedroom with easy access was ideal for older family members, while the younger ones loved the entertainment area and table tennis downstairs. The villa felt spacious and comfortable, and the kitchen had everything we needed. It’s a practical and well-thought-out property in a prime location.

Fantastic location and outdoor space
We had a great stay at this villa and couldn’t fault the location. Being able to walk to Siam Park, the beach and restaurants in just a few minutes was incredibly convenient. The outdoor space was a real highlight for us, with plenty of seating, shaded areas and a lovely heated pool. The barbecue and bar area made evenings very social. A perfect choice for a relaxed group holiday in Costa Adeje.

We liked everything about this property, its in a great location close to a few supermarkets, shops and restaurants but far enough away you don't get distured at night. You are just a short walk down to the beach. The pool is excellent and heated so not so cold. Karat are excellent hosts and very accommodating and quick to respond to queries. Would highly recommend
