Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We came as a group of 8 and the place was perfect. Bedrooms were comfortable, living room big enough for everyone. Beach right outside, clubs and bars only a short walk away, but far enough that it wasn’t noisy. If you want a mix of beach days and fun nights out, this villa is ideal.

Fantastic place to enjoy Playa de las Américas
The villa is bigger than it looks in photos. Good rooms, lots of bathrooms so nobody waited in the mornings. We used the shared pool every day and the communal area when we wanted more space. Loved sitting on the terrace in the evenings with the sea breeze. The beach is almost at the door, and Siam Park is so close that we went twice. It felt like a perfect balance of relaxation and fun.

Great stay for two families
We stayed a full week with another family and really enjoyed it. Pool, terrace, garden, kids had tons of space. Kitchen had everything from big fridge to dishwasher and lots of plates. The shared gym was better than we thought, even had some weights and bikes. Wi-Fi worked well for movies at night. Location made everything easy: supermarket, beach, bars, all a short walk. House was clean and bright. Would definitely stay again.

Loved the beach access
We walked to the beach in about a minute, literally. House was clean, beds were comfy, and the shared pool was warm enough to use every day. Perfect spot if you want sun and no stress.

Ultimate Relaxation
A well-equipped haven near the sea! This getaway offered everything we needed, from a fully equipped kitchen to a shared pool. The fitness center and children's area were appreciated. The views of the sea from the terrace made our mornings special. A fantastic holiday spot!

This is the 2nd time we have stayed in this beautiful villa in the fantastic area of Playa de las Americas. The location is hard to beat. The villa is gorgeous with everything you could need & more. I cannot recommend this villa highly enough & although we have been back twice we cannot wait to go again. I would rate higher than 5 stars For everything if I could! The villa is magnificent - front beach location
We just returned from a week at the villa. We rented it end of June for 1 week and it was just perfect. The house itself is magnificent with beautiful décor, fine kitchen and lots of space everywhere. Front Beach location. We enjoyed the week very much.
