The ground level features two super-king bedrooms with en-suite shower rooms, each with a separate entrance and access to sun terraces that encircle the villa. The first level, entered via the main front door, opens into a double-width open-plan lounge flowing into a separate dining area and a modern fully equipped kitchen with an adjoining utility room. Glass doors and panels provide uninterrupted views over Costa Adeje, extending as far as Las Americas to the left and Calleo Savaje to the right.
The lounge is furnished with large leather sofas, a sound system, docking station, and a wide-screen TV with UK channels, Sky Sports, and internet access. The master super-king bedroom on this level boasts a private glassed sun terrace, extra-large en-suite bathroom with walk-in shower, twin sinks, and a freestanding bath.
The 12m swimming pool features dual heating systems and an automatic solar cover for consistent temperature. The second level contains two additional bedrooms: one super-king with a sitting area, dressing area, en-suite shower room, and large terrace for sunbathing and dining; the other king-size with a small sitting area, en-suite shower room, and a corner terrace.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We came as a group of 10 friends celebrating a birthday and this villa really made the whole week feel special. The bedrooms on different levels gave everyone some privacy, and those terraces wrapping all around the place were perfect for hanging out at different times of the day. We spent most evenings by the heated pool because the temperature stayed perfect even after sunset. The master bedroom with the glass sun terrace looked incredible in the mornings. The agency also arranged a private transfer for us and left a small welcome pack which helped after a late arrival. We did a couple of trips into Costa Adeje for dinners, but honestly we enjoyed staying in just as much thanks to the views and space here.

Perfect place for a relaxed family holiday
We spent a full week here with two families, 9 of us total, and the villa never felt crowded. Everyone appreciated having their own en-suite, especially with kids coming in and out from the pool all day. The big open-plan lounge made breakfasts really easy, and the kitchen had everything we needed. One morning we went down to Playa del Duque and another to Calleo Savaje just to explore. The property manager checked on us once when we asked about the pool cover and was super helpful. Honestly a great mix of quiet surroundings and quick access to Adeje when we wanted a bit more life.

Loved the space and the layout
We came as a group of 8 and the way the villa is spread out worked great for us, especially with those ground-floor rooms having their own entrances. Most evenings we mixed between the lounge and the big terrace, and one night we used the BBQ with the sunset behind us. Agent helped us arrange an early check-in which was a nice bonus after our morning flight.

Great stay with amazing views
We stayed here as a family of six and honestly the views from the terraces made every morning feel special. The pool stayed warm all week and the bedrooms were super comfy after long days out around Costa Adeje. Loved the quiet vibe up in Las Moraditas, just what we needed.

Wow Factor villa
Our stay at this cozy place was a wow factor experience in Las Moraditas. The 5 spacious king-size bedrooms, each with an en-suite bathroom, oozed luxury. The open-plan lounging area, separate dining area, and modern kitchen provided comfort with breathtaking sea views. The 12m swimming pool, featuring dual heating systems, and the private glassed sun terrace of the master bedroom added to the overall charm. A truly unforgettable villa!

Great location, with fab pool and newly decorated villa
We had a lovely week with our large family. The villa well equipped and all interest points are at walking distance. The pool was cleaned 3 times, There are BBQ facilites both at the villa and by the pool which also has a fridge. I recommend the villa!!!!

From the moment we pulled up on the drive, we were met with a warm welcome. The house was pristine, the pool equally so: it was exactly as pictured on the photographs. Access to local facilities and towns is a great bonus. We are definitely hoping to return next year and would recommend it to anyone: families, couples or friends.
