Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We wanted something easy and this place worked out perfectly. Kids lived in the pool and we loved that the outdoor area had space to keep an eye on them. Took the bus to Palma twice, super straightforward and avoided the summer traffic. Kitchen had all we needed for quick meals, though we ate out plenty too. The welcome pack was a nice touch after a late check-in - especially the bottled water, saved us a run to the shop that night.

Exactly the break we needed
My partner and I came with my sister and her boyfriend. Different schedules, but the layout made it easy for everyone to do their own thing. I worked remotely a couple of mornings and the Wi-Fi handled video calls fine. Evenings were the highlight - either a glass of wine by the pool or a quick walk down to grab dinner. The agency checked in once to see if we needed anything, nothing pushy, just helpful. Felt really well looked after without being bothered.

Loved the area more than expected
Came with my parents and siblings for a low-key holiday. The villa had so many corners to relax in, especially the shaded terrace. My dad spent half the trip napping outside. We walked down to Illetas Beach most days, water was clear and calm. House had everything we needed, from towels to a decent washing machine. The booking process was simple, and they sent us a few restaurant ideas before arriving which helped on the first night.

Perfect for our little reunion
We were 8 old uni friends finally getting together after years. The house worked great because everyone had their own bathroom, so no queuing in the mornings. We grilled a couple of nights and hung out on the upper terrace watching the sea. Agency helped with a taxi booking when we got stuck at the marina late one evening - super quick, appreciated that a lot.

Super comfy stay
Had a short stay with friends. Pool was warm enough and the AC actually worked well (rare in rentals). Easy to get to Palma by bus which saved us the hassle of parking. Would come again.

Loved the terraces here
Stayed a week with our teens and everyone had enough space. The outdoor shower became my fave thing after the beach. Evenings on the terrace were perfect, really calm area, just what we needed.

Great spot for a chilled week
We came as two couples and honestly didn’t expect the place to be this quiet. Loved having coffee on the balcony every morning. Bedrooms were comfy and the pool was always clean. Didn’t need the car much, beaches were close enough.
