Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We spent seven days here with friends, and everyone loved it. The villa has a really good layout - big bedrooms, lots of bathrooms, and open spaces full of light. The kitchen was perfect for cooking together, and we appreciated the small touches like extra towels and coffee pods. The pool area was where we lived most of the time. The view of Roses Bay never got old. The booking process was smooth and quick. Can’t recommend this place enough for a relaxing getaway.

Best view on the coast
I’ve stayed in many villas around Costa Brava but none with a view like this. The pool overlooking the bay is just spectacular. The rooms were comfortable and bright, and the house had everything - even a proper barbecue area. We cooked dinner outside most nights and watched boats go by. The area was peaceful, but you could walk to the beach in minutes. Perfect mix of luxury and simplicity.

A dream stay in Roses
We came for our anniversary and couldn’t have picked a better spot. The villa was modern, spotless, and full of light. We spent every morning swimming in the infinity pool, then walked down to Canyelles for lunch. Evenings were calm, with the sound of waves and a glass of wine on the terrace. Communication before arrival was super smooth, and everything worked perfectly. It felt private but close to everything we needed.

Unforgettable family escape
We stayed here with our two kids and grandparents, and it was incredible. The villa had so much space, and every room had a view. The pool was warm and clean, and the outdoor dining area was perfect for evening meals. The kitchen had everything we needed, and check-in was easy. The location was quiet yet close to restaurants and the beach. The sunsets were breathtaking - one of those places where photos don’t capture how good it really feels.
