Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
The location could not have been better for our family trip. We didn’t miss having a pool at all, since the sea was literally a few steps from the garden. The kitchen had everything we needed and we ate outside most days. One day we walked into Alcudia Old Town for lunch and it was worth the short drive. The host shared a few local tips before arrival, which really helped us plan a couple of easy outings.

Calm beachside getaway
We spent a week here with the kids and loved how easy everything felt. The house opened straight onto the sand, so most mornings were just us stepping out with towels and heading for a swim. Evenings were usually in the garden under the pine trees, cooking something simple on the BBQ. The annex room worked well for my parents, giving them a bit of privacy while still being close by.

Stunning villa
Had a fantastic time in this villa. Very spacious, modern, clean, equipped with everything you could ask for. Direct access to the beach!! Lots of seating areas to choose from, sitting out at night was great! The villa is extremely well equipped with everything you need for a great Majorca holiday. The welcome pack was very appreciated with everything we needed until we got to the shops next day. Highly recommended!!!

Amazing Holiday!
We had an amazing 2 weeks' stay at the this elegant home in Mallorca. The place is really spacious - comfortable for eight people. Bedrooms are clean and comfortable, the living area is lovely - big, comfortable sofas, light and spacious and again with very good air conditioning. The kitchen is well equipped and there is a big fridge/freezer. The outside areas are lovely - one side overlooking the sea. We felt very well looked after and I'd recommend the house to large families/extended families and friends.
