The living area includes a TV, DVD player, hi-fi system, and ceiling fans. The fully equipped kitchen features a gas hob, electric oven, microwave, dishwasher, refrigerator, coffee machine, electric kettle, mixer, toaster, and juicer, with a washing machine available for convenience.
Outdoor spaces include a 12x5m private pool (2m deep), lawned garden with trees, three terraces (one covered), a barbecue, outdoor shower, multiple seating areas, and a roof terrace. Private enclosed parking is also provided.
The villa is located in a coastal, wooded residential area, within 5 km of Javea town, El Arenal Beach, and the port, with restaurants, bars, shops, and tennis courts nearby.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Stayed for a week in July. weather was perfect, pool was a lifesaver! Villa’s in a quiet spot but still close to restaurants and bars - easy to get around. loved the roof terrace at night, super nice for a drink under the stars.

comfy villa + awesome garden!
We stayed at this elegant home with another family - 6 of us total - and honestly it was perfect. the kids had a blast in the pool, and the adults enjoyed the outdoor dining area a lot (bbq was def used lol). plus, being able to bring our dog was a huge bonus. the villa had this cozy, homey vibe. the kitchen was well equipped and there were enough fans to keep things cool. thanks again to the team for helping us plan a small surprise dinner for our friend’s birthday - they really went above and beyond!

sweet escape in javea!
the villa was just what we needed! close to the beach, but still quiet enough to chill out. the garden was super green and peaceful - we spent most afternoons by the pool. also, props to the agency for making booking so easy and quick. really smooth process from start to end.
