Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Our group of 16 had a fantastic time at the stay. The beachfront location and garden views created a charming atmosphere. The fully equipped kitchen and spacious dining room made group meals a breeze. The covered terrace and garden were perfect for enjoying the Mediterranean vibes. A memorable stay with all the comforts we needed!

Wonderful
Had an amazing time here with a group of 14 people. Villa is beautiful, great rooms, very spacious and clean. The location area was lovely and the pool table, ping pong and barbeque added to the experience. Javea is nice and there is a gorgeous beach with loads of restaurants, bars and clubs to keep occupied 10 minutes walk. Absolutely recommend.

Nice stay in a nice family-friendly villa
Stayed for 2 weeks with 16 person, 4 families w/small children. Everyone liked the location - beach front position, which was used frequently. Well equipped and cleaned. I highly recommend this villa. All amenities at walking distance!!
