Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
This is a very attractive property, offering generous space, good-quality finishes, and a convenient location. The outdoor area is especially pleasant, with a nice garden and a great pool that everyone enjoyed. It worked extremely well for our large family, and we felt comfortable in every situation during our stay. Definitely worth the stay; we highly recommend this place.

Big house, calm vibe, close to everything
We chose this place mainly for the size and location and it matched what we needed. Sixteen people sounds chaotic, but it didn’t feel that way here. Some days part of the group walked to Patalavaca beach early, others stayed back by the pool. Evenings were long, mostly outside, talking, cooking, no rush. The garden gave kids room to move without worrying. The house itself felt practical, not overdone, which actually made things easier. Booking went smoothly and we had clear info before arrival. By the end of the stay, nobody was ready to leave.

A relaxed base for long summer days
We stayed here for over a week with friends and family and the place handled a full house without problems. Mornings were usually slow, coffee on the terrace, then beach walks or pool time. Some afternoons we didn’t leave at all, just stayed around the garden and barbecue. Having several bathrooms helped a lot with a big group. Bedrooms were basic but comfortable and everyone had their own space. The location made it easy to move around without planning too much. We liked that it felt more like a lived-in home than a rental.

The villa was exceptional
We had a great stay at this property. The pool was excellent, and when a drain issue came up, the hosts resolved it quickly. The kitchen was well equipped, and there were plenty of towels available for our stay. The location is very convenient—about a 10-minute walk to a lovely beach with many restaurants nearby, and affordable taxis are easily available for the uphill return if needed.

Excellent villa
We were a group of 16 and had an amazing stay at this property. The house offered a wonderful atmosphere and plenty of space for everyone to feel comfortable. There was ample room to relax, share meals together, and enjoy cooking as a group.
The location is excellent, with easy access to mountain hikes and the beach, all within walking distance. The house itself is very spacious and features multiple seating areas, making it easy to spend time together or enjoy some quiet moments alone.
This is an ideal place for friends and families of all ages, and we would highly recommend it.

We had a fantastic stay at this lovely property. The host was welcoming, responsive, and provided excellent service, which made the entire experience smooth and enjoyable. The house was ideal for a large family, offering plenty of space to relax, cook together, and spend meaningful time as a group. Birthday Celebration
This property was the perfect choice for a holiday with a large family. We were 11 adults and 2 young children (ages 6 and 3), and everyone had a great time, especially the kids, who loved swimming in the pool. The area surrounding the house is beautiful both during the day and in the evening, when the decorative lights create a lovely atmosphere. I would highly recommend this place for a memorable vacation.
