Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We had an amazing week at this cozy place! The pool was warm and inviting, and the fenced-off section gave us peace of mind with our little ones. The home had all the comforts of home, from a well-equipped kitchen to comfy beds and a great outdoor BBQ area. The location was perfect-just steps from Santo Tomas Beach, and we loved being able to walk everywhere. The concierge service was fantastic, helping us book a boat trip and giving us great insider tips. A perfect holiday home!

Spacious villa with a great pool
This holiday home was ideal for our group of 10. The house has plenty of room, with a lovely outdoor dining area and a big pool where we spent most of our time. The terrace had beautiful views, and we enjoyed sitting there in the evenings with a glass of wine. The location is unbeatable-so close to the beach and local restaurants that we hardly used our rental cars. The property was spotless when we arrived, and the welcome pack was a nice touch. Would definitely stay again!

Perfect location for a beach holiday
We couldn't have asked for a better location! The beach is literally across the road, and restaurants and shops are just a short walk away. The villa itself is spacious, clean, and well-equipped, with plenty of outdoor space to relax. The pool was fantastic, and we especially appreciated the gated access for extra safety with the kids. The management team was very helpful, giving us great local recommendations. Highly recommend for a relaxing holiday!

Beautiful and comfortable villa - thoroughly recommended
The villa itself was a real home away from home - clean and well maintained facilities in the kitchen and bathrooms and very comfortable furniture in the lounge and master bedroom. We spent much of our time in the pool and chillout area.

Amazing holiday!
Everything you need for a fantastic vacation is in walking distance (taverna next door, supermarket a few hundred yards, boat and windsurfing rental close by), and the house and the entire village feel cosy and relaxed. We rented a motor boat and cruised to a number of tucked away coves and some other beaches. The house is very well run, with a cleaner coming once or twice, it has plenty of room and al the necessities, down to an espresso machine, a washing machine, and high-speed internet! Very important for our teenagers, We loved every moment and hope to return. Highly recommended!

Great Holiday
We thoroughly enjoyed our family holiday here last August. We spent most of our time relaxing outside by the pool. The villa is in a lovely location and the local town / beach is a short walk away. The town had some great restaurants, and a small supermarket to keep us stocked up with drinks and food. The beach was also ideal for our kids (2 and 4 years old) as the slope is gradual and the water calm. Our only regret is that we should have stayed longer !!
