The entrance hall leads to a spacious lounge and dining area, with patio doors opening directly onto the pool terrace. The recently renovated kitchen is fully equipped with an electric oven and hob, microwave, dishwasher, coffee machine, and a utility room with washing machine.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We spent our family holiday (8 person) in the Sant Tomas. The Luxury villa was amazing just like in pictures! Everything worked good and there were lots of dishes for bigger group also. We highly recommend this villa for everyone visiting Menorca.

Perfect Holiday
The villa is finished to a very high standard but we lived and dined outside by the pool, terrace and barbecue area most of the time. The villa was beautiful, clean and well equipped with everything you could need and more. Horacio was there to meet us and was very helpful explaining how everything worked and even made sure there were groceries available for us when we arrived. I would return to this villa again and again the area was lovely and the facilities are exactly what any family needs to enjoy a good holiday.
