Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.

Breathtaking Haven
Our experience at this cozy place was a breathtaking haven with unrivaled views, a spacious layout, and a large private heated pool. The attractive vaulted ceiling, local Tosca stone details, and comfortable seating areas in the lounge added to the charm. Great Location and fantastic pool
My daughter booked this holiday for a large family party and were very impressed with the villa and pool where we spent most of our time. Javea is a great place for families, the beach, bars and restaurants were all superb. Maria recommended Scallops restaurant which catered for all tastes and prices were good value for money, also you got free wine to take home and a voucher for breakfast which we used on the last morning. We organised for Adrian to cook us a BBQ on our last night, the food was wonderful and plentiful, maybe we should have arranged this for ealier in the week as there was so much leftover that we were unable to use. Overall a fantastic holiday.

Perfect
The villa was perfect for our extended family trip, providing extensive accommodation and privacy and at the same time allowing us to meet up for meals and activities. Plenty of space for our group of 9 with room for more! All in all we had a super time and did not want to return home. Thank you for making us feel welcome - including a recommendation for an emergency dentist! Javea is a great place for a family holiday and we were very lucky with the weather too..
