This villa is situated along the coastal road leading away from Talamanca Beach in a quiet and exclusive residential area, just minutes from Marina Botafoch, Lio and Cipriani restaurants, and Pacha Club. Its excellent location provides total peace and relaxation, with views over wooded countryside and the sea extending towards Formentera. The villa is newly constructed to the highest standards, designed across three levels gently descending the hillside.
Car parking is available on the upper level, which leads down via a wide and generous staircase to a huge open-plan sitting room, dining area, and kitchen. Floor-to-ceiling glass windows on three sides provide full access to the sun decks and terraces, perfect for entertaining. Electronic blinds with intelligent programmed controllers allow for instant privacy and shading. The living area features large sofa arrangements, a 65" plasma television connected to Sky satellite, and a Bose surround sound music system. Air conditioning is fully installed throughout the floor.
The open-plan kitchen and dining area are fully equipped and include a laundry room, storage, services cupboard, and W.C. Outdoor sun decks feature high-quality furniture and dining arrangements comfortably seating 14 guests.
All bedrooms are located on the lower floor, accessed via a sweeping circular staircase. The master bedroom, situated at the far end, offers magnificent views, a large 2.3 m bed, 48" plasma television, integrated DVD and sound system with iPod docks, a full en-suite bathroom with a large walk-in shower, and full-height built-in wardrobes. Four additional spacious guest bedrooms each feature double beds, full en-suite bathrooms, built-in wardrobes, and sliding windows providing access to private gardens. A gymnasium is also available. Air conditioning is fully installed throughout the lower ground floor.
The gardens lead down to the swimming pool, which is surrounded by further sun decks with high-quality double sunbeds. The property is fully secure, with a comprehensive security system installed throughout.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
This place is fantastic! A great house, good beds, good kitchen, etc. The pool is very nice. The location is calm and relaxed but at a short distance to all interest points of Cap Martinet, local beaches and marina. I recommend to hire a private chef and a yacht. A real recommendation!

An amazing location for a Birthday Celebration
We were invited to Ibiza to celebrate a friends birthday. We were very fortunate to stay at this retreat in Ibiza with our friends. The villa is gorgeous and the views spectacular. In fact we only left the villa to 'top-up' the larder and wine cellar.
