The villa's layout spans multiple levels to maximize both comfort and scenery. On the main level, an open-plan living room and kitchen are complemented by several chill-out areas, a dining space, and a cozy library corner. Stylishly designed furniture in vibrant tones harmonizes with the white exterior, creating a welcoming and sophisticated atmosphere. The upper level features another living and kitchen area surrounded by expansive glass windows opening onto a wooden terrace with an infinity pool and sun loungers, perfect for enjoying the panoramic sea views. The lower level houses four bedrooms and three bathrooms, with the master bedroom and two doubles offering breathtaking vistas of the sea.
The Roca Llisa Sea Side area is characterized by hilly terrain that slopes southwest toward the ocean, ensuring some of the finest sea views on the island. The community combines luxury and tranquility, contrasting with the livelier pace of other centers on Ibiza. Conveniently located, it sits roughly halfway between Ibiza Town and Santa Eulalia del Rio, close to the villages of Jesus and Cala Llonga, and just 7 km from the city center.
Nearby attractions include several beaches such as Cala Olivera and Platja S'Estanyo within 5-10 minutes, Ibiza Town and Marina Botafoch about 10 minutes away, as well as a selection of restaurants, supermarkets, and local shops. Nightlife venues like Pacha, Lio, Cipriani, Destino, and famous clubs including Privilege and Amnesia are reachable within 10 minutes, while Santa Gertrudis with Bambuddha, Aura, and Atzaro, and the Santa Eularia Hippy Market at Las Dalias, are also nearby. The airport is approximately 15 minutes away, as is San Antonio with its iconic Café del Mar and Café Mambo.
Sleeping arrangements include a master bedroom with a king-size bed and sea view, two double bedrooms also overlooking the ocean, and a fourth bedroom with twin or double beds. Three bathrooms serve the bedrooms, two of which are en-suite, in addition to a guest toilet.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Our group of eight used the villa as a base to explore the east side of the island, and it honestly made everything easier. Mornings usually started with coffee on the wooden terrace looking straight at the sea. The infinity pool became our go-to spot in the late afternoons, especially after coming back from Cala Llonga or Santa Eulalia. One evening we asked if someone could help us book a private chef, and they arranged it quickly - probably one of our favorite nights of the trip. The bedrooms downstairs stayed cool and quiet, and having multiple living areas meant people could do their own thing without feeling crowded. Great mix of calm and convenience.

Loved the layout and views
Spent a week here with friends and kept bouncing between the upper terrace and the chill-out spaces on the main floor. The open-plan living area made it easy for us to hang out together, and the kitchen had what we needed for simple meals. One day we took a quick drive to Jesus for groceries and ended up grabbing lunch there too. The booking process was super smooth and they sent us a few tips about beaches nearby that helped us plan without wasting time.

Great stay in Roca Llisa
The villa worked perfectly for our group. Bedrooms downstairs were comfy and the sea views from the master were unreal. We walked to Cala Olivera one morning and it was such a nice little spot. The team helped us arrange an early check-in so we could drop bags and start the day relaxed.

Just Amazing Holiday!
The fabulous views over the island and sea as well as the beautiful pool area makes it the best villa in Ibiza by far. Dining areas, speakers everywhere and the comfortable sunbeds means you don't even need to leave the villa! you can hire a boat to have an amazing trip...also a private chef will be great!!!

Fabulous place, outstanding service.
Stayed here for a week in May with my large family, 8 of us in total. Perfect place for a relaxed holiday in Ibiza. The staff was great.....the private chef prepared an excellent meals to my family....amazing trip with the boat.....WOW!!!! I would diffidently recommend it.

reality exceeds expectations
We spent a wonderful holiday in this elegant home, equipped with every comfort. Music outside was easily connected to our devices, Wi-Fi, spa pool and more. Meals and mojitos were ordered from the nearby restaurant, and the staff brought everything directly to the pool or under the pergola, so we didn’t have to interrupt our relaxation. The view is magnificent, the construction materials are of excellent quality, and the agent was always friendly and helpful. The price is fair, and we will be returning to this stylish property very soon!
