Set in the gated residential area of Roca Llisa, this impressive two-floor property is situated midway between Ibiza Town and Santa Eulalia, around 10 kilometres from each. The villa features a heated pool on request, a barbecue, air conditioning in all bedrooms, en-suite bathrooms, Wi-Fi, and a dining area for up to 20 guests.
The main house comprises five bedrooms, with the first floor hosting the open-plan living, dining, and kitchen area to maximize the magnificent sea views. The fully equipped modern kitchen opens to one of two shaded dining areas. On the ground floor is a spacious bedroom with a King-size bed, air conditioning, en-suite bathroom, and shared terrace with sea views.
The first floor accommodates four further bedrooms: the master bedroom with a King-size bed, en-suite bathroom, air conditioning, and shared terrace with sea views; two additional bedrooms with King-size beds, en-suite bathrooms, air conditioning, and shared terrace; and one bedroom with a Queen-size bed, en-suite bathroom, air conditioning, and shared terrace with independent entrance.
A separate annexe includes two bedrooms, each with a Queen-size bed, en-suite bathroom, air conditioning, sea views, and a shared living area.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
