The entrance hall features a soaring 7m ceiling with floor-to-ceiling glass, opening onto the modern open-plan kitchen, living, and dining areas. The kitchen is fully equipped with a central island, gas hob, American fridge/freezer, dishwasher, washing machine, integrated coffee machine, and oven/microwave combination. The dining and lounge areas connect seamlessly to a shaded naya and terraces overlooking the pool and landscaped gardens.
Bedrooms and Bathrooms: - Ground Floor: Two twin bedrooms with shared bathroom, air conditioning, and fitted wardrobes. Patio doors and large windows provide views of the gardens and pool. - Upper Floor: Master suite with queen bed, en-suite bathroom with sunken bath, double sinks, and shower, plus private terrace with panoramic 180° views over the valley, vineyards, and sea. Second upper-floor bedroom with double and single bed, en-suite bathroom, and private terrace. Both upstairs bedrooms feature air conditioning and secure terraces for children.
Outdoors, the villa boasts a large 11m x 4.5m private pool with Roman steps and remote-controlled lighting, sun loungers, and landscaped artificial lawns. Two dining tables on the naya and a built-in barbecue make outdoor entertaining effortless. The garden is safe for children and accessible directly from the driveway.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We stayed here as a group of friends celebrating a birthday, and it couldn’t have been better. The villa was spacious, spotless, and beautifully designed. The master suite had a view I’ll never forget. The outdoor dining area was perfect for evenings by the pool. The agency arranged a wine-tasting tour that turned out to be a highlight of the trip.

Perfect family getaway
We came with two families and it worked perfectly. The kids loved the pool and the big garden, and the kitchen had everything for easy meals. Location was great - quiet but close to Moraira. The agency was really helpful with check-in and local tips.

Quiet, comfortable and peaceful
The property is lovely and comfortable. The outside courtyard is a quiet, sunny place to relax and there are dining tables in the sun and in the shade. It is all well-equipped with kitchen gadgets, towels and a utility room for washing clothes.

Everything we could have possibly wanted or needed, the villa host came in and serviced the pool regularly but we hardly noticed him. We would definitely go back there again.

The location of the property is in a quiet residential area just outside Moraira. This was ideal for us as we had lots of privacy which is what we preferred rather than being in the heart of everything. So a car is a must to be able to get to supermarkets, into town and explore the surrounding area, but it’s just a short drive to all these locations. The villa is very large and spacious and the open plan design in the kitchen and front room allows for everyone to be able to interact with each other. The views are beautiful and you get to see the sunrise and sunset and the pool area gets the maximum amount of sun all day. The outside area is lovely with AstroTurf surrounding the pool area which is so much better than that standard concrete flooring. Overall we would highly recommend this villa and we had a wonderful time there.
