Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
From the moment we arrived at this elegant home, the luxury and comfort were unparalleled. The villa's southwest orientation ensured sun all day, and the sunset-facing balcony offered breathtaking mountain views. The private spa, complete with a jacuzzi and Turkish bath, added an extra layer of indulgence to our stay.

Excellent villa!!
The property has amazing views over the golf course to the sea. The design of the house is built around the view with the modern open plan living/dining room and kitchen all opening onto a full length balcony upstairs. From here you can eat at the outside dining table, lounge on the comfortable furniture and in the evening watch the sun go down over the mountains. The kitchen is well stocked and has good appliances. The house is stylishly decorated, and is kept in immaculate order. The bedrooms are all good sized, air conditioned and have modern ensuite bathrooms. The sun terrace is equally immaculate with comfortable sunbeds. The terrace enjoys the sun all day and into the evening, again with excellent views to the sea. The pool is a good size, with a shower on the terrace and is regularly cleaned. Portals is only 5 mins away in a taxi. All in all as near perfect as it gets!

The house is a very nice place to enjoy Mallorca from its beautiful site. Even with a lot of people, everybody has enough space. The view is just great! Toni is a very nice and reliable person and we would go there of course again! Thank you so much for this great week!

Excellent villa!!
Excellent villa in a calm and sophisticated area of South West Mallorca. Perfect place for families or/and friends will all the amenities you can ask for. Toni is the perfect house owner with quick response to all our questions. He also helped us arrange with a chef and waiter for a party we had in the house. We have only good things to say about this place, we highly recommend!
