Two bedrooms on the living level share a family bathroom with a bathtub, one bedroom is located in the upper tower with its own bathroom and shower, and another bedroom in the lower tower has a separate exterior entrance and direct access to the garden and pool, also with a private bathroom. An additional guest can be accommodated if required.
The living area features a spacious lounge with a log fireplace, a dining room with a large table for group meals, and further seating in the tower room. The fully equipped kitchen includes a combined gas and electric cooker, oven, microwave, fridge-freezer, coffee maker, kettle, stainless steel cookware, and a dishwasher. Laundry facilities include a washing machine and tumble dryer.
Outdoor spaces include a private 35 m² pool with optional heating, a 730 m² garden with cacti and hibiscus, terraces and veranda with sunbeds, garden furniture, and a barbecue area. The south-facing orientation ensures sunshine from sunrise to stunning sunsets behind the Bernia Ridge. Several shaded resting areas provide comfortable alternatives to the sunny spots around the house. Private double carport parking is available on-site.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Very nice area, with lots of opportunities like hiking, watersports (sailing, diving, snorkling) and a lot of cultural things going on in cities like Valencia and Alicante, just an hour's drive from Cumbre del Sol. Area is densily seeded with vacation homes, but off season it seems very quiet. I wander how it is in the high season.

amazing villa
Kalmias was a lovely villa and the photos of the view do not do it justice! The villa is spacious and was very clean, tidy upon arrival. The villa is great for children, and how lovely to discover toys for the pool and chairs and parasols for the beach were provided! You definately need a car as villa is right at the top of the hill but is only a 2 min drive down to the nearest supermarket, Mercadona. It is only 5 mins or so to drive into Moraira so really easy to get to the beach. Its very peaceful up at the villa so nice for families! Very much recommend this villa for both adults and families! Fabulous location and great holiday! Thank you very much!!

Family paradise
The location of the house was fantastic with a view that is hard to describe. The functionallity of the house is perfect for espially for a family bringing as well children as grandchildren. Short distance to the nice town of Moraira and to very good beaches.

Happy Holiday
Kalmias is a beautiful, comfortable villa, very well-equipped with a lovely swimming pool and incredible views! The cyclists in the family were challenged by the steep hills but pleased to see the Tour de Spain had passed close by. Moraira is a very nice town and we would like to explore more of the area. John and his wife were extremely responsive to our requests. We had a very happy holiday indeed and hope to go back.
