Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
The direct access to the sea ended up being everyone’s favorite thing. Some of us used the stairs first thing in the morning, others in the evening when the light was softer. The garden felt huge but still cozy thanks to the shade from the trees, and the outdoor dining area became our go-to spot for long, slow meals. A mid-week trip to the Santanyí market gave us enough fresh stuff for a BBQ back at the villa. Plenty of room for ten people without stepping on each other’s plans.

Slow mornings by the sea
We stayed here as a group of nine and the whole place felt easy from day one. Most mornings started in the conservatory because the breeze came right through those French windows, and it was a great spot for coffee before heading down the metallic stairs for a quick dip in the sea. The gardens were huge, so everyone found their own corner to read or just chill. Evenings were usually spent around the outdoor dining area, nothing fancy, just relaxed meals and long chats while listening to the waves.

A Great Setting
Lovely and spacious. Plenty of room for all. Pool area was fantastic; what a view over the sea and the beach was so close. Our grandsons loved the place as did we all. Some lovely touches with the furniture and paintings. Bathrooms were slightly tired but worked well. Plenty of plates and glasses.

Perfect house, perfect location
Really easy this. Amazing home with no expense spared. It has everything you need and more. Views over the harbour of Cala D'dor. A five minute easy strol to the main town centre and nearest beach. Impossible to find a fault.

Opulent....Amazing....This property has the wow factor in abundance, ideally located for the marina and the beach. It is suitable for all ages, thoughtful access issues have been excellently implemented. We are already planning our return later in the year.
