Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Perfect for a group that loves both comfort and privacy
Each bedroom having its own bathroom made mornings super easy for our group. We used the rooftop bar twice for casual drinks before dinner. The fire pit was another highlight, especially after long beach days. Some of us went to Nikki Beach, others just stayed at the villa reading or swimming. The outdoor dining area was great for big meals together. The agency helped us book a taxi for a night out, which was convenient.

A very relaxing getaway in a quiet area
We spent a full week here and settled into a nice routine: beach walk, pool, late lunch, rooftop at sunset. The wellness facilities were a nice surprise - we used the sauna more than expected. The villa felt modern but also homely, and the kitchen had everything we needed. One evening we drove to Cabopino Marina for dinner and a stroll. Check-in was smooth and the team gave us a few tips for places nearby which we appreciated.

Great villa with lots of space and things to do
We came as two families and the villa felt perfect from the start. Kids loved the pool while a few of us tried the gym and steam room in the mornings. We walked to the beach a couple of times and also tried Simbad El Marino for lunch. The outdoor kitchen was used almost every night because it was so easy and pleasant to hang out there. Bedrooms were comfortable and private. Communication with the agency was friendly and helpful the whole way through.

Really enjoyed the wellness area
The sauna and steam room were a big bonus for our group. The villa was bright, clean and had lots of space. Walked to La Albufera for dinner one night and it was super easy.

Great villa for a relaxing week
We used the rooftop almost every evening, just sitting with a drink and watching the sea. Days were mostly pool time and short walks to the beach. The house felt modern and very comfortable for all of us.
