The villa can comfortably accommodate up to 16 guests.
The sleeping layout includes a master bedroom with a king-size bed and en-suite bathroom, two double bedrooms with en-suite bathrooms, a family bedroom with a double bed and bunk beds, a twin room with two single beds and two bunk beds, and a single room with one single bed. In addition, the living room includes a double sofa bed for flexible sleeping arrangements. The villa has a family bathroom and a guest bathroom, providing five bathrooms in total. Each bathroom is equipped with toiletries, towels, hair dryer and either a shower or bathtub.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Everyone could eat together outside, which was really nice. Bedrooms had air con and we slept great. Short walk to beach and restaurants. Really fun week.

Relaxed, clean and well located
Booked through an agency and everything went smoothly. The villa was spotless when we arrived, and the manager answered quickly whenever we asked something. Loved the outdoor dining area and the sea views. Kids used the bunk beds and loved the big family room. Having a washing machine was very useful. We visited Aqualava Water Park one day and Playa Papagayo another. The location made it all easy. Would definitely recommend.

Ideal house for a large group
We stayed as 14 people and still had more than enough space. The layout with many bedrooms and bathrooms made mornings stress-free. Kitchen had everything, and the living room was cozy with Netflix and games. The heated pool meant we were swimming every day. We could walk to Flamingo Beach in about 10 minutes, and the restaurants around Playa Blanca were close too. Great house for families looking for comfort and space.

Perfect for kids
Two water parks nearby kept the kids happy, and the villa had games, Netflix and fast Wi-Fi. The pool was great and the outdoor space was perfect for meals. Excellent location.

So much room
Lots of beds, nice bathrooms and the pool area was lovely. We used the BBQ a few nights and enjoyed the sea views. The villa felt safe, private and peaceful. Would stay again.

Fantastic place for a holiday break
What we liked most was the outdoor terrace and the pool. Lots of sun loungers and room for everyone. We used the BBQ and ate outside most nights. Bedrooms all had air conditioning, so sleeping was comfortable. Plenty of towels, toiletries and all the basics provided. Short walk to shops, bars and the beach. Good Wi-Fi and Netflix helped when we just wanted to chill. Would stay again without a doubt.

Massive villa, great facilities
We celebrated a birthday here and had a brilliant time. Enough bedrooms for everyone, plus extra beds and a sofa bed. Kids loved the bunk rooms and the games available. Adults loved the sea views, barbecue and the outdoor seating area. The pool was warm and clean and had sun most of the day. Easy drive to Marina Rubicon and Papagayo for beach days. All in all, a great villa for a big group who wants space and a relaxed vibe.

Great for big families
We came with a huge group, kids and adults, and everyone had space. Bedrooms spread out, plenty of bathrooms, pool warm and clean. Short walk to Flamingo Beach. Super easy holiday.
