Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Our group of 14 stayed here for a celebration trip and the house fit us perfectly. The bedrooms were simple but comfortable, and the ones with terrace access were great for early coffee before everyone woke up. Having multiple ensuite rooms made the stay smooth, plus the two extra shower rooms really helped after beach afternoons. We used the pool most evenings, and the heated option was worth it since a few nights were breezy. The agent arranged an early check-in so we could leave our bags and head straight to the beach, which we really appreciated. Meloneras was an easy walk and we ended up at a couple of seaside restaurants with amazing views. The villa gave us privacy, space, and a super convenient base for exploring the area.

Great stay so close to the beach
We came as a big group of 14 and the house handled it so well. Everyone had space, and the bedrooms with terraces were super handy in the mornings. Loved being only a short walk from the sand. Pool wasn’t huge but perfect for cooling off after the beach.
