Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We had 18 people here for one week and honestly it worked perfectly. The bedrooms are big and having two kitchens made cooking so easy. Kids took over the pool and games room while the adults lived in the hot tub. We also had a wheelchair user with us and the accessible bathroom and wide spaces downstairs were a huge help. Close to supermarkets and beaches, quiet at night, and very safe. You can tell this place is designed for big groups who want comfort and privacy.

Loved the layout
Large rooms, comfy beds, air con everywhere, big bathrooms. Plenty of outdoor space and shade when we needed it. We spent most evenings outside and the sunsets were crazy. Relaxing and fun at the same time.

Perfect for events or celebrations
We chose this villa to celebrate a birthday and it was everything we needed. Plenty of seating everywhere, loads of space outside, and the heated pool was used every single day. The agency arranged a private chef for one night and it was the best dinner of the trip. Bedrooms were modern and clean, and everyone slept well. We really liked that you can watch Sky Sports and movies when you just want a quiet evening. Would book again for sure.

Luxury without feeling too formal
Some villas feel fancy but uncomfortable, but this one was super easy and homely. Leather sofas, big TVs, fast WiFi, towels changed, and loads of parking space. The gardens are beautiful and we had coffee there every morning. We went to Puerto del Carmen a few times, only about 10 mins away. Could walk to a small shop when we needed extras. Just a great balance of location, space and comfort.

Couldn’t think of a better group villa
We were a group of 18 friends and everyone had their own space. Two master suites were insane, the bathrooms looked like hotel spas. Loved the putting green and the foosball table, it turned into a nightly competition. Outdoor area was huge and the sunsets were amazing. Booking was simple and the manager checked in on us, gave tips and made sure everything worked. Overall, a brilliant stay and definitely worth it for big groups who want privacy.

So much space
Came here with friends and some family, 17 of us total. Still felt like everyone had privacy. Two kitchens helped a lot, and the hot tub was a winner every night. Short drive to shops and beaches, super easy holiday.

Best place for a big family
We booked this estate for a family get-together and it was honestly massive. Bedrooms were comfy, pool warm, loads of space for kids to run around. Loved the gardens and the view. You don’t feel crowded at all even with a big group.
