Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We stayed a full week and appreciated how the house felt both modern and homely at the same time. The bedroom setups were ideal for our group of six because nobody had to share a bathroom, which made mornings smooth. The upstairs master suite was impressive, especially the jacuzzi and the little balcony where we’d sit at night and look toward Teide. One day we headed to Playa Paraíso for a swim, then stopped at a tandoori place nearby that the property manager recommended, and it turned out great. Another afternoon we stayed in, cooked together, and spent hours on the terrace because the breeze there was perfect. The heated pool was used daily, even on the cooler morning we had. Overall it felt like a calm, practical, and comfortable place to come back to after exploring the south of the island.

Perfect mix of comfort, privacy and good location
We came as two couples and two kids, and the layout worked better than expected because everyone had their own bathroom. The master bedroom was a favourite for us thanks to the skylight, which made nights surprisingly cosy. Most days we’d spend late mornings by the heated pool before heading out to Playa del Duque or grabbing something simple from the nearby mini-market. The living room was great for downtime after long days exploring, and we liked that the terrace had enough space so we weren’t all sitting on top of each other. The whole place felt well kept and easy to use.

Loved the calm area and views
