Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Thank you so much for a wonderful week. The photos advertising the villa don't do it justice, it was perfect in every way and exceeded all our expectations. Everything we needed was provided, there were lovely touches like well stocked cupboards (I hate having to buy salt, pepper, mustard etc on every holiday) and the availability of towels to use. We both agreed that this was the best holiday we have ever had, the only problem was that we had to come home again.

We had a most enjoyable time in the beautiful Casa Vivianna - already dreaming about a return visit! It was a very nice week and the villa was just perfect. We really liked the view and the villa itself, there wasn’t anything missing.
