Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Travelled with two kids and grandparents - the villa layout suited everyone. Lots of space to spread out, and the bathrooms connected to each room made mornings stress-free. We spent most days at Cala Tarida or Cala Conta and came back for dinner on the terrace. Beds were comfy, AC worked great, and the place felt safe and private. Would happily stay again.

Ideal villa for a mixed group
Came here with a mix of friends and a couple, and the setup worked perfectly. Plenty of space indoors and outdoors, and the pool area felt private. We used the little gym a few times which was a nice bonus. Walked to a few restaurants nearby and grabbed drinks on the beach one night. Villa felt clean, modern and practical. No complaints at all - great base for exploring Sant Josep.

Amazing stay with great sunset views
We booked this place for a chilled group holiday and it really delivered. Mornings were super slow - coffee on the terrace, quick swim, then off to Cala Bassa. Evenings we stayed in, cooked together and watched those crazy sunsets. Rooms were comfy and having so many bathrooms made things easy. The booking process was smooth, and the agency sent useful info before arrival which helped a lot.

Perfect spot for beach days
We walked to Cala Conta twice and it was so worth it. Villa had everything we needed and the outdoor area felt really private. Would totally come back.

Great for our family trip

Loved the quiet vibe
Stayed a few days with friends and chilled mostly by the pool. Super peaceful area and the rooms were comfy. The sunset from the terrace was unreal. Easy walk to Cala Bassa too.
