The property is fully fenced and gated, ensuring privacy. Four steps lead up to a porch and entrance lobby, opening into a hallway that flows into a fully fitted kitchen with a breakfast bar and access to a covered terrace. The kitchen connects through an archway to the dining area, which in turn opens into a lounge with large windows overlooking the private heated pool and sea views.
Accommodation includes a double bedroom with en suite bathroom, a twin bedroom with sea views overlooking the covered terrace, and another twin bedroom. A family shower room features a walk-in shower, toilet, and wash basin. The covered terrace is equipped with a dining table for six, while a spiral staircase leads to a roof terrace with an additional table, chairs, and stunning sea views. Eleven steps from the covered terrace lead to the pool terrace, with two steps down to a brick-built BBQ area complete with tiled work surface and a further dining set for six.

Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We booked the villa mainly for the location, but it ended up being a place we looked forward to returning to every afternoon. The bedrooms were all en-suite, which made things smoother for a group of adults. Most evenings we sat outside watching the light change over the hills before heading to Marina Portals for dinner. One day we took a boat tour for dolphin spotting, which the property manager helped arrange, and it was honestly a highlight.

Perfect family friendly villa
Such a fantastic villa.. Beautiful Rooms, gorgeous surroundings, with pool, BBQ area and lovely relaxing area to have drinks/food and socialise.. Close to the beach,just a short walk away. The sea front has plenty of modern bars, shops and restaurants. A truly magical place to visit. Definitely worth a visit...Will be returning as soon as we can.

Perfect for families
Fantastic villa, so well looked after by the owners. Very socialable pool area, shaded area for children, great for long days spent with the family. Very sound proof if you have young babies up in the night. Would highly recommend this villa and will likely book for next year with my in laws as we enjoyed so much and loved Javea. Thank you for a brilliant holiday one to remember.
