Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.

AMAZING
We stayed here for 9 days could not fault anything it was even better than the photos, really spotless and clean all my family loved it , 5 minutes in taxi to Puerto Rico , beach etc . The owner was really nice and helpful you could ask him anything and he would do his best to help TOP MAN I would definitely recommend it to my family and friends we will be booking again ??????????

Absolutely recommendable
We have been at this exclusive villa for 12 days, and I have to say that we enjoyed a lot this holidays. The house is perfect and has everything you need to enjoy the nice weather and the quietness of the area. We had contacted Francesca to book this villa. We met the villa staff manager at the place, and he kindly explained and showed us everything. He was focused on fulfilling all our requests. He was very kind and professional. We absolutely recommend to use this house and Francesca`s services for your family holidays. We will try to come back again soon.
