Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We stayed at this charming accommodation for a week with a group of 7, and it was honestly the best vacation we’ve had! The villa was stunning - spacious, beautifully designed, and with all the amenities you could ask for. We had so much fun at Nikki Beach, which is just around the corner. The pool area was perfect for relaxing, and the private cinema room was a hit with the kids. The agency was fantastic, too. They made booking simple, and even arranged a private chef for a special night - it was amazing!

Incredible villa - Can’t Wait to Return!
The house exceeded all our expectations. The location is unbeatable - steps away from the beach, and just a short drive to Nikki Beach for amazing parties. We spent our mornings by the pool and evenings in the jacuzzi, which was pure bliss. The villa itself is huge and beautifully decorated. The separate bungalow was a nice touch for some extra space, and we loved the private gym and cinema room. A big thank you to the team for making this stay so seamless, from booking to our airport transfer. We’ll definitely be back next summer!

Best villa for a Relaxing Vacation
If you want to be right by the beach and enjoy luxurious amenities, this is the place to be! We stayed here with a group of 6, and everyone had an amazing time. The villa is so well-equipped - the wine cellar and sauna were perfect after a long day in the sun. We also took a short drive to Nikki Beach, which was a blast. Perfect Beachfront Getaway!
This villa was everything we dreamed of! The pool, the jacuzzi, the direct beach access - wow! We loved spending time by the pool, and when we wanted to hit the beach, it was just a few steps away. The gym was also awesome for our morning workouts. The villa is super spacious, and the private cinema room was a fun bonus.
