Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We came as two couples plus kids and the villa worked great for all of us. The layout made it easy to spread out, and the kids really liked the little garden paths. Most days we went exploring the Anaga or Mercedes mountains, then came back tired and jumped straight into the pool. One day we did a local wine tasting the agency recommended and it ended up being one of our highlights. The place felt homely in the best way.

Loved waking up to the garden and sea views
We spent a week here with family and honestly didn’t expect it to be this calm. Mornings were spent on the terrace having slow breakfasts, then we’d head out to Bajamar for a swim. Evenings were usually spent cooking together in the big kitchen and hanging out by the fireplace. Really relaxing week.

Perfect family holiday
We visited this elegant home in the summer as a family of 6 adults, a nine year old and a 10 month old baby. We followed directions that we’d received from Alba, before we left and found the villa easily. This holiday spot is plenty big enough for 8, and there are lots of outside areas for you to have your own space if you want it. The kitchen is very well equipped and we had great fun shopping in the local supermarket (taking full advantage of the fresh Spanish shellfish), and then cooking it on the built in BBQ at the villa and eating at sunset. We also enjoyed a big breakfast every morning around the large table.
We had an amazing holiday mainly because the villa was perfect for us and the worst part of the holiday was having to leave. We will never forget this holiday and will definitely be returning as soon as we can.

perfect location
Our initial impression of the villa was fabulous and it certainly lived up to the description on the website and additional information we had been given. The terrace was super and we spent several evenings watching the beautiful sunsets. The views were stunning. We had arranged for the pool to be heated and it was amazing that you could enjoy a swim in an outside pool in the middle of January. The kitchen at the villa had everything we could wish for and really made self catering a pleasure. The weekly market and the surrounding supermarkets were a joy and had lots of fresh local ingredients to choose from.
There were lots of restaurants within easy walking distance from the villa and there were more in the surrounding areas. The villa agents were extremely helpful and only a phone call away. We would definitely recommend this villa and really would be very happy to book this villa again (hopefully not in the too distant future).
