Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
Really good service (Fast response and action). Nice and clean pool. Nearby a little market. Rooms in main floor was excellent. (Kitchen/Living room/ 2 bedrooms and toilets). Bedrooms in basement - not so nice. Really nice view. The villa close to local shop, bars and restaurants. We also enjoyed BBQ and drinks on terrace while kids playing in the pool. The villa is massive and there is space for everybody. The owner is very honest and helpful. Highly recommended for families.

Amazing villa with magnificent seaviews
The view is amazing, the location is perfect and very close to the tram. The house had everything you could need and was very well equipped for young children as well. The filtered water was a huge plus as well, since there was no need to carry bottled water in from the shops. Highly recommended.

Fantastic this elegant home Recommend
We were looking for a special week away and certainly found it in this wonderful villa. A great situation with short walk to the beach and some lovely restaurants nearby. The Kitchen and barbecue area were fully equipped, easy to use and modern. As a result we preferred preparing our own meals, eating out on the patio and enjoying the wonderful views. The villa was spotless throughout, very private and secure. We had a great time and have booked again for next year.

Beautiful villa
The villa was actually nicer in person than on the pics! Very spacious and well equipped for our party size (we were a group of 12) in fact we hardly left the villa during our entire trip. Filled the fridges with nice food and Booze sunbathed, swam in the lovely pool and enjoyed the beautiful view with a glass/bottle of fizz! what else do you need on holiday. There is a shop at the bottom of the hill which is very well stocked, the Tram was very useful and ran every 30 min up and down the coast and there are some little bars and restaurants 3 min walk away. Kevin and Liang were very helpful, honest and friendly and we all would like to thank them for letting us stay in there lovely villa!
