An outdoor bar, portable table tennis, and various chill-out areas add to the relaxing ambiance.
Inside, the villa is fully furnished to a high standard with white marble floors throughout, air conditioning and heating in all bedrooms, and three comfortable living areas. Two lounge rooms feature fireplaces, large LCD TVs (50" and 65"), a Playstation 3, surround sound system, and leather sofas. A cinema area includes electronic relaxing chairs and a massage chair. The roof terrace overlooks the pool and garden, providing sea and mountain views.
The villa includes a fully equipped modern kitchen with Siemens appliances, including a fridge/freezer, dishwasher, microwave, oven, coffee and tea makers, and all necessary cookware for 12 people. Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
had the best week in may with all my friends and family. amazing villa, with so much to do there, massage chair is a must, we wanted to take it home with us. also owner is very helpful and made our stay very enjoyable. no complaints. would recommend this area also as it is local to the famous nikki beach were we enjoyed an amazing sunday there! lovely restaurants and bars also.

Lived up to all our expectations
With a party of 10 to accommodate, which varied from. Grumpy old man celebrating his 60th birthday to a 3 month old granddaughter this property ticked all the criteria we set for our holiday. The accommodation within the villa was excellent, the garden and the pool south and west facing, walking distance to local restaurants and the beach and a short drive to the supermarket and other destinations.The host provided us with excellent support in advance of our booking, in preparation of our stay and during our visit when we had a few minor problems that required to be sorted out. I would highly recommend both Klaus and this property.
