Booking Terms & Conditions
Payment Policy Reservations can be paid either in full at the time of booking or split into two installments. A deposit of 50% is required within 2 days to confirm the reservation. The remaining balance must be paid no later than two weeks before your arrival. For bookings made less than 4 weeks prior to arrival, full payment is required immediately.
Cancellation Terms Refunds are applied according to the notice period: 1. Bookings cancelled 2 weeks before arrival are eligible for 100% refund. 2. Bookings cancelled 1 week before arrival are eligible for 70% refund. 3. Bookings cancelled less than 1 week before arrival are not eligible for a refund unless we book the same dates to another guest, in that case a 100% refund will be issued via bank transfer.
Check-In & Check-Out Standard check-in is from 14:00 on the day of arrival, and check-out is by 12:00 on the day of departure. Early check-in or late check-out may be arranged upon request, subject to availability. When not possible, luggage storage may be offered.
Pricing Transparency All direct bookings are free from hidden charges. No commission, booking, or service fees apply, ensuring clear and transparent pricing.
Security deposit
A security deposit applies to this property and will be returned within 7 days after departure. The full amount will be refunded by credit card or bank transfer, provided the property is left in good condition following inspection.
We were a group of 17 celebrating a milestone birthday and this villa genuinely made the whole week feel special. The outdoor areas were large enough for us to gather without feeling crowded, and watching the sunset from the pool terrace became our little ritual. A couple of us used the sauna early in the mornings, which was a nice way to start the day. Having two kitchens was a huge advantage since we often split into smaller groups for meals. The concierge team arranged airport transfers and even helped book a private tour around Teide, which saved us a lot of planning time. Everything felt relaxed, clean, and easy, and the peaceful Tijoco Bajo setting was perfect after busy days out.

Quiet, comfortable and perfect for a mixed-age family
We booked the villa for a multi-generation holiday and it worked out even better than expected. The bedrooms were spread out nicely, so everyone had privacy, and having so many bathrooms meant no waiting around. The kids used the pool nonstop while the adults hung around the terraces enjoying the ocean views. One night we tried the BBQ and ate outside under the warm evening light. The property manager checked in once and shared a few useful tips about nearby spots in Adeje, which was really helpful.

Great setup for a large group getaway
Our group of 14 stayed for a week and the amount of space honestly made a big difference. Two kitchens helped a lot since we cooked most breakfasts together. The sauna was a nice extra touch after long days exploring Adeje, and the gardens were peaceful in the mornings

Huge place with amazing views
We came as a big family group and loved how spacious everything felt. The ocean views hit you as soon as you walk in, and the pool area was where we spent most evenings watching the sunset.

Absolutely Incredible villa, made us feel at home!
A group of us stayed at the villa for the week which is ideally positioned near local amenities. The villa itself is extremely spacious & has everything you need for adults and kids. There is a good sunbathing area, BBQ, a great pool and table tennis area which make it ideal for a large group. The staff were really attentive ensuring we felt relaxed and had all we needed to have a relaxing time in Adeje. There was an iPad loaded with things to do which was a nice touch. We were genuinely blown away by the villa when we arrived and will certainly will be booked again!! Great holiday!

Outstanding!!
This was our first villa experience with another 14 adults!! However, great service... the airport transfer was available through the travel agency. First impressions of the villa "WOW", this "WOW" was replicated on entering, having a look round and seeing outside. The villa is very high quality, spacious, beautifully decorated, pristine and has everything you could wish for and more. Believe the description - and some! We had a fabulous week and would highly recommend this property and will definitely book again.

A perfect 3 generation family holiday
Villa is a wonderful - luxury. The indoor space hits the difficult balance of style and comfort spot on. Everything has been thought of, from the very high quality children toys to outdoor playthings and bikes for the energetic. The kitchen's are equipped with every device you could need. The pool is perfect and the gardens are large, peaceful and loaded with interesting (and tasty fruit). I highly recommend!!!
